How buying works

Four clear steps to your deed

Know what happens before you commit. Every stage is visible, documented and designed to keep you in control.

  • No broker
  • Written receipts
  • Deed transfer
  1. Step 01. Free Saturday transport

    Choose & visit

Shortlist your preferred plots online, then walk the land with our team. Ask questions, inspect the access roads and leave without any pressure to buy.

  2. Step 02. Check everything before paying

    Verify the deed

We give you the title number, survey plan and search documents. Verify them at the land registry yourself or with a lawyer you trust.

  3. Step 03. Interest free for up to 12 months

    Choose how to pay

Pay in full or use a clear instalment plan. Your price stays fixed and every payment is made to the company account with a receipt.

  4. Step 04. Ownership transferred to you

    Receive your title

We complete the transfer, confirm your boundary beacons and hand over the registered deed in your name. You receive ownership, not a promise for later.

Buyer stories

Trusted by people who checked.

Buyers who verified the paperwork, visited the land and completed their purchase.

I checked the title number at the registry before I paid a shilling. It was exactly as they said. That decided it for me.

Hawa Mtenga

Kigamboni Phase 1 buyer · 2023

I bought from Muscat over WhatsApp. I saw the plot on video, received the deed scan and had my brother verify the beacons in person.

Rashid Salum

Bagamoyo Beach buyer · 2024

Eight months of instalments, a receipt every time, and no one moved the price on me. The farm block is planted now.

Common questions

Straight answers about titles, instalments, visits and transfer timing before you decide.

Still want to ask in person?

Bring every question to a free Saturday site visit.

Talk to an advisor
Is the land already titled before I buy?

Yes. Every plot we list is surveyed, beaconed and titled first. You get the deed number up front and can verify it at the land registry before paying anything.

Can I pay in instalments?

Yes. Interest free plans are available for up to 12 months, with a receipt issued on every instalment. The price is fixed on the day you reserve and never moves.

Do you charge broker or hidden fees?

No. We own the land we sell, so there is no broker in between. The price you see includes the transfer paperwork; only government registry fees are separate.

How long does the transfer take?

Because the title already exists, transfer into your name typically takes four to six weeks from final payment, not the years an untitled plot can take.

Can I visit the plot before deciding?

Every Saturday a vehicle leaves our Mikocheni office at 08:00 for the projects. Transport is free and there is no obligation to buy.

Which regions do you sell in?

We have nine residential, commercial and agricultural projects across Dar es Salaam, Pwani, Morogoro, Dodoma and Arusha.
